What you see: Every short run in the split-level has a different railing, the spindles wobble, and none of the gaps pass today's 100mm rule.
Why it happens here: Don Mills went up between 1952 and 1965 as a planned modernist town, and many Bayview Village and Willowdale houses from the same era are split-levels with several half flights.

Split-Levels, Rebuilds and Ravine-Lot Feature Stairs
North York split-levels have lots of short half flights, and every one needs a guard and handrail. Don Mills, built between 1952 and 1965 as Canada's first planned new town, and Bayview Village are full of them, so we draw the whole house in one CAD set and match every run.
Willowdale has been rebuilding since the 1990s, with original bungalows replaced by large two-storey homes that want open treads and glass. We also ran the 2023-2024 stair replacement program across the Willowdale Manor rental portfolio on Yonge Street.
In Hoggs Hollow, feature stairs go into renovations on ravine lots. The City's ravine by-law protects trees and grades there, so we plan deliveries and staging around it, with the crew carrying pre-assembled sections in by hand rather than cutting in the yard.
